San Antonio’s housing market saw more opportunity in August, with 17,043 active listings, up 15% from last year. The median price held at $310K, up 2% annually, while homes averaged 74 days on the market. Combined with mortgage rates near their lowest point of the year, conditions are creating more options and encouraging buyers heading into fall.

- Listings Hold Strong — San Antonio finished August with 17,043 active listings, up 15% from last year and nearly unchanged from July.
- Median Price Steady — August’s median home price reached $310K, rising 2% year-over-year but dipping 6% from last month.
- Time on Market Rises — Homes averaged 74 days on the market, up 9 days from last year, with no change from July.
- Contracts Rebound — Pending sales hit 2,459, a 7% jump from last month.
- Closed Sales Hold — 2,952 sales closed in August, down 7% from last year but up 1% from July.
- Stable Inventory Levels — August ended with 6.10 months of supply, virtually the same as July and up 0.84 annually.
- Market Snapshot – Over 17,000 homes are on the market, selling for an average of 91.4% of their original list price. Realty San Antonio Compass listings, achieving 97.8% of their original list price and sold 28 days faster than the MLS average.

Mortgage Rates Shift After Fed Cut
Mortgage rates moved sharply after the Federal Reserve cut rates for the first time in 2025. Rates briefly dipped below 6.2% before climbing by 15 basis points after Chair Powell’s press conference. Even with the swings, rates are still near their lowest point this year, giving buyers a chance to secure better financing. Mortgage Bankers Association data shows purchase applications are up 20% compared to last year, signaling that many buyers are acting before rates turn higher.

Buyers Gain Opportunity as Rates Ease
Inventory reached 6.1 months in August with more than 17,000 homes available, according to SABOR data. Together with mortgage rates near their lowest point this year, buyers have more choices and negotiating power than they have had in months. Pending sales climbed 7% from July, suggesting that many buyers are already stepping back in to take advantage of these conditions to buy a home.

Property Tax Relief Adds to Positive Outlook
Along with lower mortgage rates and improving buyer activity, Texas homeowners could soon see relief on their property tax bills. Lawmakers approved a plan to raise the school district homestead exemption from $100,000 to $140,000, with higher exemptions for seniors and people with disabilities. The proposal heads to voters in November and, if approved, would apply retroactively to the 2025 tax year. This combination of easing rates and potential tax savings may give buyers and sellers more confidence heading into 2026.

San Antonio recorded 2,952 closed sales in August, up 1% from July. Texas Real Estate Research Center, showing that buyers are stepping back in as rates ease.
