June brought steady growth in housing supply across the San Antonio housing market, with active listings rising to 16,655, a 1% increase from May and 14% higher than last year. The median home price reached $324K, reflecting steady growth compared to last year. Buyer activity slowed slightly from May, with fewer contracts written month over month. As active listings continue to rise, the summer market is unfolding with more options and a measured pace.

  • Active Listings Grow — June ended with 16,655 active listings, up 14% from last year and 1% from May.
  • Price Growth Remains Steady — The median price reached $324K, marking a 4% increase year over year and a 3% gain compared to the previous month.
  • Days on Market Increases — Homes spent an average of 75 days on the market, up 3 days from May and 11 days more than June 2024.
  • Fewer Contracts — Pending sales totaled 2,517, down 21% year over year and 5% from the previous month.
  • Closed Sales Ease — There were 3,023 closed sales in June, down 1% year over year and 6% compared to May.
  • Inventory Levels Rise — June’s inventory reached 5.88 months, up 0.11 months from May and up 0.68 months from June 2024.

Even with a slower pace than May, June’s numbers show San Antonio holding steady while many U.S. metros face sharper corrections. National headlines highlight falling prices, record-low inventory, and shifting demand, but local data points to stable pricing, increased inventory, and a more balanced environment.

 

Buyers Are Still Showing Up

National headlines continue to focus on affordability concerns, but San Antonio’s market presents a steadier outlook. Despite higher mortgage rates, many buyers remain engaged, drawn by stable prices, growing inventory, and reduced competition. In June, the median home price reached $324K, up 4% from the previous year, according to San Antonio Board of REALTORS®. On average, homes sold for 93.7% of their original list price, while Realty San Antonio Compass listings outperformed the market at 98.6% and closed 30 days faster. Buyers are navigating financing challenges by considering rate buydowns, flexible loan options, and adjusted budgets. Some are moving forward simply because they have more time to evaluate options and feel better prepared. Sellers continue to hold firm on value, indicating that both sides are approaching today’s market with greater intention.

 

June Contracts Reflect Calmer Pace

San Antonio saw a small dip in contract volume in June, with 2,517 pending sales, down 5% from May. Closed sales also declined by 6% month-over-month. While activity slowed, rising inventory and moderate price growth continue to shape a more balanced market environment.

 

At the same time, the local economy remains steady. According to the Texas Workforce Commission, the San Antonio metro added 24,800 jobs between May 2024 and May 2025. The unemployment rate held at 3.9% in May, pointing to continued strength in the regional job market that could help support buyer demand in the months ahead.

 

Inventory is Growing

San Antonio’s housing supply continued to grow in June, reaching 16,655 active listings. That marks a 1% increase from May and a 14% gain compared to June of last year. According to Federal Reserve data, this is the highest number of active listings reported in the metro since at least July 2016. The increase is giving buyers more flexibility and suggests that more sellers are feeling confident about entering the market.

Mortgage Rate Stability Is Offering Buyers Some Relief

While mortgage rates remain elevated historically, they have also become more predictable in recent weeks. As of mid-July, the average 30-year fixed mortgage rate held steady around 6.75%, according to Freddie Mac and Mortgage Insider. This kind of consistency is helping buyers plan with more confidence, especially those exploring rate buydowns or alternative financing structures.

 

According to HousingWire’s lead analyst Logan Mohtashami, mortgage pricing should improve slightly due to falling bond yields. He notes that “Treasury Secretary Scott Bessent talked about how the Aug. 1 trade deadline might not be the final day as they’re working on deals. Working on trade deals is beneficial for rates.” The Mortgage Bankers Association expects rates to gradually ease toward 6.7% by the end of the year, creating a more stable lending environment for well-prepared buyers.
