Buyer Budgets and Mortgage Activity
Mortgage rates continue hovering in the low-6% range, with the national average around 6.24% according to AP News. HousingWire also reported that mortgage spreads have fallen to multi-year lows, which has helped keep rates from climbing even as other economic indicators move around. And even with rates holding steady, the Mortgage Bankers Association noted an increase in purchase applications. This is giving buyers a clearer idea of what their monthly payments may look like heading into early 2026, and it also means the shoppers who are active right now tend to be more prepared and financially ready to move forward.
“When rates stabilize, even for a short stretch, buyers get the confidence they need to take the next step. That’s exactly what we’re seeing right now.” — John Coake, Senior Vice President at Realty Austin Compass
Local Activity Varies Across the Metro
San Antonio’s fall market did not move at the same pace across all neighborhoods. The metro averaged 83 days on market in October, according to reporting from MySA. Several outer-ring communities saw more buyer traffic, with ongoing activity near Lemon Creek Ranch in Boerne highlighted in MySA’s coverage and additional momentum noted in parts of Comal County. Meanwhile, New Braunfels and Cibolo earned national recognition for strong livability rankings in a recent report from MySA. For buyers, this creates a clear map of where interest is building. For sellers, it highlights the importance of understanding their immediate area rather than relying solely on metro-wide trends.
Development and Growth Shape Buyer Options
New development is also guiding how buyers think about long-term opportunities. One of the largest projects in the pipeline is the 1,000-acre rezoning in Medina County, covered by MySA, which lays the groundwork for a major master-planned community. At the same time, downtown continues to evolve with new apartment offerings and mixed-use projects, as reported by CultureMap. As these projects unfold, the region will see a broader mix of housing styles and price points, giving buyers more to choose from and encouraging sellers to stay aware of how nearby construction could shift interest over time.
Pricing Stability Brings Predictability for Buyers and Sellers
San Antonio’s median price held at $305K in October, unchanged from last year, according to SABOR’s latest report. A flat price point provides both buyers and sellers with a clearer baseline for evaluating their next move. Buyers can map out budgets with fewer surprises, and sellers can gauge their home’s position in the market without worrying about sharp shifts. With 6 months of supply, shoppers have more room to compare options, and sellers can position their homes with clearer expectations. While average sales landed at roughly 92% of the original list price, Realty San Antonio Compass listings achieved 98.26% of OLP and sold 23 days faster than the MLS average, showing the impact of strong preparation and pricing strategy.
