November 2021 San Antonio Housing Market Report

Though the growth of the Austin and Houston markets has garnered plenty of attention throughout 2021, Realtor.com forecasts that real estate in San Antonio will grow more than either of them in 2022, according to My San Antonio. With the market’s increasing desirability and expansion, we’re beginning to see a glimpse into what buyers and sellers can expect going forward.
According to the San Antonio Board of REALTORS® (SABoR), the median single-family home price appreciated by 19%, with the median sales price at $307,200. Available inventory was reduced to 1.6 months as it remained a seller’s market. Of the homes sold, 99.5% sold for the listed price, compared to 98.2% in November 2020.
"A trend we have witnessed this quarter is more new listings hitting the San Antonio market, which means more inventory for prospective buyers,” says SABOR’s 2021 Chairman of the Board Cher Miculka. “November reported 3,323 new listings and 5,437 active listings.”
While the local economy in San Antonio continues to grow and more people relocate to the Alamo City, housing prices are going to continue to rise. Median sales prices reached more than $300,000 in October 2021 for the first time in the city’s history, and that trend stayed strong in November.

Despite rising prices, now is a great time to purchase a home in San Antonio. According to an article published by The San Antonio Business Journal, it’s still the most affordable major metro area in the state.
As predicted by Realtor.com, 2022 will see the demand for first-time homebuyers outpace the available inventory. But with workforce trends like remote options still going strong, the suburbs and areas farther away from the city center are going to become increasingly popular as buyers continue to look for more space.
