San Antonio’s housing market offered buyers one of the widest selections in recent years, with more than 17,000 active listings in July. The median home price edged up 4% from a year ago to $330K, reflecting gradual growth as inventory continues to expand. With a larger pool of homes to choose from and mortgage rate shifts still in play, the market is evolving in a way that could support steady momentum through the remainder of the year.

- Active Listings Grow — July ended with 17,131 active listings, up 14% from last year and a 3% increase from June.
- Price Growth Remains Steady — The median price reached $330K, marking a 4% increase year over year and up 1% compared to the previous month.
- Days on Market Increases — Homes spent an average of 74 days on the market, up 11 days from last year and down one day from June.
- Fewer Contracts — Pending sales totaled 2,288, down 24% year over year and down 9% from the previous month.
- Closed Sales Ease — There were 2,915 closed sales in July, down 10% year over year and down 3% compared to June.
- Inventory Levels Rise — July’s inventory reached 6.12 months, up 0.24 months from June and up 0.72 months from last year.
- Market Snapshot – Over 17,000 homes are on the market, selling for an average of 93.9% of their original list price. Realty San Antonio Compass listings, achieving 96.79% of their original list price.

Mortgage Rates Reach 2025 Lows
The average 30-year fixed mortgage rate fell to 6.58% in July, the lowest weekly average since October of last year, according to Freddie Mac. Some lenders briefly offered rates as low as 6.53%, a new year-to-date low reported by the Wall Street Journal. The drop has already sparked a surge in refinancing, with applications jumping more than 23% in a single week as homeowners rushed to take advantage, according to MarketWatch. Inflation also held steady in July, with the Consumer Price Index only rising 2.7% year over year, a sign that price growth is not accelerating. Together, steady inflation and easing rates are giving buyers more confidence, reflected in pending contracts that climbed more than 15% compared to last year. If rates continue to ease into the fall, the typically slower season may see unusual momentum as more buyers reenter the market.

Employment Growth Supports Housing
Taking advantage of lower rates depends on steady income, and Texas continues to deliver on the jobs front. In July, the state added 8,700 nonfarm jobs, bringing total employment to 14,333,800, according to the Texas Workforce Commission. Over the past year, Texas gained 232,500 jobs, a growth rate of 1.6% that outpaces the national average. The statewide unemployment rate remained steady at 4%, despite national reports indicating slower hiring and an increase in unemployment claims.
Closer to home, the San Antonio-New Braunfels metro area recorded an unemployment rate of 3.9% in July, slightly higher than in June but below the 4.1% mark from a year earlier, according to Workforce Solutions Alamo. Nonfarm payrolls in the metro reached about 1.209 million jobs in June, reflecting a 1.9% increase from the previous year based on Bureau of Labor Statistics data. This combination of statewide growth and local job gains continues to support housing demand in the San Antonio area.
Affordability Shapes Buyer Activity
Affordability remains a key factor in San Antonio’s housing market. The median home price reached $330K in July, up 4% from last year. At the same time, inventory also grew to 6.12 months of supply, which the Real Estate Center at Texas A&M reports is the highest level in the San Antonio-New Braunfels area since 2012. Homes spent an average of 74 days on the market, reflecting the slower pace at which sales are closing. Together, these trends highlight how rising prices and increasing supply are shaping buyer behavior in today’s market.
