As of November, San Antonio recorded 16,114 active listings, an increase of 14% year-over-year, even as seasonal patterns pushed inventory slightly lower month-over-month. With more homes available overall, the market is offering buyers greater choice while asking sellers to be more strategic in how homes are positioned.

San Antonio is currently operating with 6 months of inventory, up 1.03 months from last year. This level of supply reflects a market where buyers are no longer constrained by limited availability and can take time to compare homes, neighborhoods, and price points.

 

That additional choice has influenced buyer behavior. Pending sales in November totaled 2,112, down 10% month-over-month and 17% year-over-year, signaling a slower pace rather than a lack of interest. Buyers are moving more selectively, focusing on value and fit instead of speed.

 

Homes that align well with buyer expectations continue to attract attention, while others may require adjustments to stand out in a more competitive field.

 

Pricing And Pace Reflect A More Measured Market

Despite higher inventory levels, home prices in San Antonio have held firm. The median home price in November came in at $315K, up 5% year-over-year and 3% month-over-month, showing that price movement has remained positive even as activity has cooled.

 

At the same time, homes are spending longer on the market. The average days on market increased to 86 days, which is 13 days longer than last year and three days longer than October. This shift reflects buyers taking more time to evaluate options rather than rushing to compete.

 

Across the MLS, homes are selling for an average of 92.4% of the original list price. By comparison, Realty San Antonio Compass listings averaged 98.13% of the original list price and sold 28 days faster than the MLS average, reinforcing how pricing strategy and preparation continue to influence outcomes in a higher-inventory environment.

 

Mortgage Rates And How They Influence Inventory

Mortgage rates remain elevated compared to pre-pandemic norms, but recent months have brought more stability. Rates have stayed relatively range-bound, which has helped reduce uncertainty for both buyers and sellers.

 

This predictability has influenced inventory behavior in San Antonio. Some homeowners are choosing to delay listing if current conditions do not align with their plans, while others are moving forward based on lifestyle changes rather than rate movement alone. Buyers, meanwhile, are focusing more on negotiating price and terms within today’s environment instead of waiting for significant rate drops.
